Brinjac Engineering provided an in-depth and comprehensive building systems master plan for Lancaster General Hospital. The purpose of the study was to determine how the existing building/campus systems complement the needs of the Master Facility Plan and to provide recommendations for system upgrades based on the direction and goals of the Master Facility Plan.

The building systems master planning efforts included:

Collaboration with the Master Facility Plan architect and the hospital’s Facilities Engineering Department

Evaluation of existing mechanical, electrical, plumbing and fire protection infrastructure

System load projections

Life cycle cost analysis of central utility plant options

Prioritization of building system upgrades and development of associated budgets


The master facility plan program included the following:

ED expansion

Radiology expansion

Surgery expansion

Patient bed tower expansion

Patient bed tower renovations

The central utility plant life-cycle cost analysis included evaluation of stand-alone utility plant options which incorporated steam generation, chilled water generation and emergency power generation. Various methods of utility distribution were evaluated including direct buried utilities, utility tunnel and boring under state/city roadway.

The electrical building systems master planning efforts included:

Collaborating with building maintenance personnel to learn overall building infrastructure system

Survey entire electrical building infrastructure normal and emergency systems

Evaluate primary and secondary system loads

Coordinate with power company additional system load projections

Prioritize electrical system upgrades and associated costs

Building systems source equipment, main distribution systems and zoning was verified and document based on review of existing facility documentation, interviews with engineering and operation
