We are currently seeking a Senior Occupancy Planner to lead a team that manages the capacity and demand and provide occupancy planning for a regional portfolio of 7-10 million square feet, working on site and directly with the client contacts of the region.
This Senior Occupancy Planner will lead and execute the delivery of services offered by NELSON Strategies focused on building occupancy and migration plans in support of real estate strategies. The ideal candidate would have skills in the delivery of occupancy planning services along with knowledge of project management and corporate real estate. Position also oversees the delivery of solutions related to MAC requests.
- Summarize finding and recommendations for action or consideration by the Client.
- Develop migration plans and sequencing of group moves/relocations
- Facilitate and / or resolve planning issues identified in the customer planning meetings.
- Aid in the identification to implement the Client’s Alternative Workplace program.
- Collaborate with Project Management, Facility Management, and Transactions team on all site rationalization efforts and projects.
- Assist in developing site-specific Planning Strategies with Senior Leadership.
- Assist in issuing portfolio reports, including headcount projections, supply and capacity information and the status of major initiatives for the portfolio, space allocation, and group block plans.
- Manage regional team of 2-3 planners, including providing constructive feedback and regular coaching and assisting in the development of training for the entire OP team.
Responsibilities:
- Execute migration planning activity which include, but are not limited to the development of migration and phasing plans, stack and block plans, test-fits and collection and analysis of data related to Client’s needs.
- The simultaneous integration and deliverables for routine Moves, Adds & Changes (MAC’s) into these plans.
- Support the development of alternative scenarios including relative pros and cons of each alternative in the development of the business case to drive decisions.
- Present and negotiate plans to internal and external clients on a frequent basis.
- Prepare schedules of critical path and milestone events and monitor/communicate timelines to meet deadlines.
- Provide input to annual financial cycle and capital plan.
- Collect, organize and analyze data related to Client’s facility requirements, physical or virtual space needs.
- Manage creation of test fits understanding use of space guidelines, office eligibility) and compliance reviews.
- Participate in planning meetings and establish good communication and relationships with the business and delivery stakeholders.
- Project tracking systems and reporting of performance metrics.
Job Requirements:
- Minimum 6-10 years experience in a corporate environment, in project management and/or corporate planning directly related to the delivery of occupancy planning services
- Bachelor’s degree in Architecture, Interior Design, or other related field
- Supervisory skills leading a team, including mentoring, workload distribution and quality control
- Previous experience in space / occupancy planning at a strategic level, interior office renovations, and using AutoCAD in a planning capacity is required, plus experience with use of client databases and SharePoint sites
- Highly developed proficiency in Excel data manipulation and Power Point.
- Familiarity with CAFM systems.
- Excellent strategic, analytical, communication, management and presentation skills are essential.
- Ability to self-motivate, multi-task and manage numerous projects simultaneously.
- Occasional travel may be required.
- Established customer service skills to negotiate through Occupancy Planning and MAC’s space tactics and workload requirements
- Comfortable in presentation and negotiation settings with Clients and senior management, functioning in a virtual work environment
- Project management skills
